Room size definitions are relative and approximate. For the purposes of this home staging cost estimation, small refers to an apartment or condo-sized room (average studio-2 bed room). Medium refers to room sizes in an average-sized single family home with a total floor area of approx. 2000 to 4000 total sq. ft.(average 3-4 bed room)Large refers to an executive home or larger, approx. 6000 total sq. ft. or larger total area.(large 4 bed room or more)
Room Types and budget for staging
It is important that you only select the rooms in your house that you would like to have staged. It is not generally necessary to stage every room in your house, especially if it is large. If you are unsure of which rooms to stage, don’t worry… your professional home stager knows just exactly what to do.
Vacant vs Furnished Homes
Staging for vacant properties will include the costs associated with renting furniture, including the furniture and its delivery, and the services of the stager to select and install the furnishings. If your home is furnished, a stager can often use what you have and make the home look great by editing and redesigning your own possessions. When data is input initially, all of these variables are factored into the mix.

What is going to be included with the Home Staging cost?
- Generally working with the homeowner, the stager will come into a home and identify the home’s strengths. Using these strengths, the stager can offer advice, bring in furniture, decorations and accessories, making the home appealing for a quick sale.
- A stager does not always bring in new items to make the home appealing. Some can come in and just offer verbal advice or show you how to remove all the clutter from the home.
- A full-service stager will include everything from renting/bring in the furniture to layout and put some decorations. They will also make sure that everything in the home is in working order. After success to sold property, stager will take them out.
- After you purchase new home and don't know how to arrange furniture layout etc...Simply hire a professional stager to help you set up your home, the stager will come into your home and show you your different options on how to arrange the furniture, different themes you can do, and will suggest different things you could purchase to liven up the room. For the price of this type of staging, refer to the “Consultation” and “Whole Home Advice” columns above.
What are the extra costs?
- Making simple repairs and Professional cleaning (Basic cleaning should be done by home owner before stager will hire professional cleaning) . Sometimes it is not even necessary to hire professional cleaning if the home owner has been kept clean their home very well and it is enough to clean by themselves. Every staging company will have its own pricing structure.
Professional cleaning average cost:
1-2 bedroom $250-300
3-4 bedroom $300 -$500
5 bedroom + $600+
Benefit to take Home Staging:
- Most stagers will focus on the rooms that are hard to decorate. Many are going to focus solely on the living room, dining room and family rooms. Usually, any other room will not need close attention unless it is hard to decorate.
- Professionally staged homes take less than 35 days to sell on average compared to 175 days for non-staged homes.
- Studies have shown that staged homes can sometimes get you as much as 5% to 10% more on your investment.
Is Staging cost tax deductible?
- Yes, If you do hire a stager, there are deductions that the IRS allows. To take advantage, be sure to talk with a professional accountant.
